Tips on making a better sale

 

Below some tried and true methods to make the best of your sale and every single showing.  Condition is one of the guiding banners of pricing, your properties' condition can help you make a faster sale which will often result in more money for you at the end.

I am such a strong believer in making a great impression on the market that if you are a busy seller or an out of town seller I will routinely take care of these small but very important details so that your property will show its best.

The only way to off-set condition is pricing.

 

CLEAN, CLEAN, CLEAN and when you think it's clean...CLEAN AGAIN
Nothing gives you a better return on your investment than making the place look as spotless as possible, special concentration is to be placed on bathrooms, kitchens and windows. 

 

Paint and Re-paint where needed
This almost goes back to cleaning, most walls can't be completely cleaned so painting them gives them the clean look.

 

Don't spend money you might not get back
Consult with me before any big project with the ends of selling, many times you will just not see the money back.  Things like kitchen remodels, bathroom remodels and additions can be extremely expensive and many times don't have the return on investment that the sellers expect.  You can make money if you choose for what the market in your area will pay a premium, past sales are not always indicative of what the current premium is.

 

Boost your curb appeal

Many people will drive by your property and you will have lost a sale without ever realizing it.  Make sure to enhance any features such as a porch with plants/flowers (mature looking ones are best).  Make sure there is no garbage in front of your home and call in any abandoned vehicles in the street.  A good power wash or a hose wash of the front of the property will sometimes make a world of difference.

Make sure all bulbs work
Make your home look it's best and make sure that lamps/etc work if they are in the home when you are selling it, those small things can take away from the main focus of the buyer to purchase your home.

 

Make Room and create flow
You've heard it before, take away as much clutter as possible and when doing so, create rooms that have 1 purpose. At minimum you should have 4 main areas: (1) The Entryway, (2) The Family room/Living Room, (3) The Kitchen, (4) The Master Bedroom; even if you live in a 350 square foot studio you should be able to identify this 4 areas.

 

Clean Your Closets
Give it to charity or put it on storage either way but you should have enough room to buy 2 more full outfits and fit them comfortably in the space.


Make Great Bathrooms
Here it is with the cleaning again, but make sure that you change the curtains if you need and hire a professional to assist with the cleaning if possible.  If you show your own home leaving little things like hairs on the sink or stains in the seat might turn off a buyer unconsciously, that is my job when I personally show the home...glorious.

 

Create Dream Bedrooms
Make it cozy, a couple of books in the nightstand, make the bed :), lighting is important so use lamps if necessary.

 

Lighting is very important
Let the sun in when it's sunny, and turn ambient lighting when it's late. Don't turn the lights to 100% in every space, nobody looks their best under too much light and neither does your place, think ambiance.

Smells matter
Don't mask smells with funny smelling candles or strong sprays, it's distracting.  The best smell a very soft clean smell, it's welcoming.

 

Avoid Crowds at Showings
Let the buyers look at the place in peace, it's best to have as many people out of the way as possible.

Watch Your Pets
I love pets but when selling it's a good idea to keep them out of the way as much as possible. Remove litter boxes from bathrooms and visible places if possible. 

 

If the holidays are over...
Then you probably don't need holiday decorations throughout the home, place them in storage and make more money. 

 

If you meet the prospective buyers:

 

Relax
Be friendly, smile and don't force conversation. 

 

Don't Apologize
Don't apologize for your home's shortcomings and don't promise anything to be fixed, replaced, painted, just let the people see the place.

  

Defer to Experience
When the prospective buyers want to talk price, terms, or other real estate matters, let them speak to your hired expert.
